What kind of documents can I upload?+
Any HOA governing document in PDF format — Covenants, Conditions & Restrictions (CC&Rs), bylaws, rules & regulations, architectural guidelines, or amendments. Up to 25 MB.
How accurate is the AI's reading?+
Very accurate for clear, text-based documents. The AI quotes verbatim clauses where it can. That said: it can miss nuance, and a few rules might be summarized imperfectly. Always verify important things directly in the source document, and consult a lawyer for legal decisions.
What if my PDF is a scanned image?+
We can only read PDFs that contain real text. If your document is a scanned image, you'll need to OCR it first (Adobe Acrobat or any free PDF OCR tool will do this). We're working on adding OCR directly.
Do I need to create an account?+
No. Upload, get your report, share the link if you want. Nothing saved to your name.
Who can see my report?+
Only people you share the link with. Reports use long, unguessable IDs — they aren't listed publicly and search engines don't index them.
How long do you keep my document?+
Your uploaded PDF and the generated report are auto-deleted after 30 days. We never sell or share your document.
Is this legal advice?+
No. Our reports are educational summaries to help you understand your rules. For legal disputes, fines you want to challenge, or anything with serious consequences, talk to an attorney who specializes in community-association law in your state.
What's the difference between CC&Rs, bylaws, and rules?+
CC&Rs (Covenants, Conditions & Restrictions) are recorded with your property and govern what you can do with it (paint, fences, rentals). Bylaws govern how the HOA itself runs (board elections, meetings, voting). Rules & Regulations are the day-to-day enforcement rules the board adopts. Your report tells you which type you uploaded.
